Selling a home can be just as stressful as buying one. Pre-listing inspections can be ordered by the smartest sellers, who want to increase the chances of a speedier closing and achieving their asking price. The seller’s inspector will inspect the house before it even goes on the market, allowing the seller to make improvements and to address defects as they deem fit before the buyer’s inspector even enters the house.
New Construction Phase Inspections
When you’re investing in a brand new home, you might think there’s nothing to worry about. Unfortunately, everything from rushed jobs to shoddy workmanship to the mere fact that no one is perfect contribute to the many defects that can be found by a qualified, unbiased, third-party inspector during the building process. A.I.M. will inspect the property at a minimum of 3 key phases. These include Pre-Pour, Pre-Drywall, and immediately before the final walkthrough with your Builder.
Builder’s Warranty Inspections
When you invest in a new home, it often comes with a one year Builder’s Warranty. To make sure you don’t miss out on the benefits of your warranty, hire A.I.M. in the 10th or 11th month to look for defects covered by your warranty. If any are detected, it will be your Builder’s responsibility to cover costs incurred by necessary replacement and repair.
Imagine this scenario: A.I.M. has performed an inspection on your home, and you’ve called in the contractors to tackle the needed repairs revealed by your report. But how will you know that this work has been completed properly? Contact A.I.M. for a re-inspection, during which the defects and damage found during the original inspection will be inspected to make sure that they’ve been fully addressed.
